The development transforms previously underused brownfield garage sites into much needed affordable accommodation in the form of eight two-storey homes.
We are working with Fuse on affordable housing developments across eight sites within the Royal Borough of Greenwich.
We produced full drainage designs for all developments in line with planning conditions and local guidance, adapting to suit each site’s specific requirements. The Underwood uses attenuation tanks and a flow control device to limit discharge of the site up to and including the 1 in 100 year storm event plus climate change. A hard landscaping design was also produced, featuring different surfaces across the different sites.
To achieve the council’s aspirations for a Net Zero Carbon build, we designed using Structural Insulated Panels (SIPs) which offer benefits such as a low carbon footprint, rapid build times, high thermal performance, and air tightness. We also used Tetris insulation blocks at ground floor – a highly sustainable and efficient flooring system to reduce embodied carbon and to provide a higher thermal performance.
The ground conditions were poor, but our investigations proved that conventional shallow foundations could be used in conjunction with a lightweight frame and ground floor structure. This approach resulted in significant cost, programme and embodied carbon savings when compared to a typical piled foundation option.
